1) | A tax statement from the tax assessor-collector of the county where the home is installed is required covering both 2024 and 2025 (which can be prepaid and placed in escrow if not yet billed). The tax statement must include reference to the HUD Label and/or serial number and the tax information must be directly from the tax collector and not a 3rd party vendor. Copies of check(s) payable to the tax authorities will not be accepted as proof of payment. | ||||
2) | A signed release of lien, completed by VANDERBILT MORTGAGE & FINANCE INC, 500 ALCOA TRAIL; MARYVILLE, TN 37804 must be received to ensure that all liens are clear. The enclosed Form B may be completed by the lender or you may provide proof that your loan agreement was fulfilled (contract stamped "PAID", dated and initialed) or provide written confirmation from your lender. | ||||
3) | The previous owner(s) signature(s) is missing. If they cannot be located to provide their signature(s), you must notify the owner(s) of record via certified mail with return receipt requested to the address of record and any other known addresses, and submit the unopened returned or unclaimed certified mail to the department in lieu of their signature. You must also complete a notarized Affidavit of Fact detailing your efforts to locate that person and stating that to the best of your knowledge you are entitled to ownership of the home. | ||||
4) | A release of lien has not been provided. If the lienholder cannot be located to provide the release, you must send a request by USPS certified mail, return receipt requested to the address of record and any other known address(es) that you may be aware. Submit either the signed Release of Lien or returned certified letter. An affidavit will also be required, detailing your efforts to locate the lienholder and stating that to the best of your knowledge you are entitled to the ownership of the home free and clear of the lien of record. You may also submit any documentation you may have to support your claim, such as cancelled checks or loan payoff documentation. | ||||
